Susan asks…

Can someone recommend me some Maryland suburbs outside of DC?

It’s been my dream to live in DC since I was 15. I’m currently 18 and will be visiting next year. The cost of living in the area is expensive and I’ve heard that NoVa is just as expensive, if not more. I’ve fine with settling in the Maryland suburbs, I’m just torn about which area to choose. I’m not sure whether I’ll have a roommate then, and I know that the more north you go, the cheaper it gets. I’m not too picky but I do have some restrictions.

-I’d prefer not to be more than half an hour away from the District by Metro. As much as I love public transportation (not really) I’d kill myself if I had to sit there for too long.
-Also would love an area that’s not ridiculously crime-infested. Crime is everywhere but some places are just unsafe. I really don’t know which areas to avoid or not. Help?
-And I’d love a place that has reasonable prices for apartment rentals. I know we would all love reasonable prices, anywhere. Yes, I know the entire DC metro area is going to be expensive, please don’t remind me, I’m aware. But if you have any ideas of a place that fits this criteria, just let me know.

Any advice is greatly appreciated! :)

Hmm…based on your criteria, no one gave you a decent answer. If you don’t want to be more than 30 minutes by metro, you will not really be out in the “suburbs’ That being said, the farther out you are from DC, it is generally cheaper. However, the farther out you are, the less likely you will have easy access to the metro AND if you do, it will take about an hour to get to DC. So get use to sitting. Also, if you plan on driving from wherever decide to live, you will need to consider traffic and parking in DC (also expensive). So, a half hour and reasonable is just not going to cut it. You WILL have to have a roommate unless you can get a job making about $40K a year. At 18 years of age, I don’t see it.

Now, probably your best choice for your criteria would be Bowie, Maryland or Claredon, VA. Both are decent areas with easy access to metro with reasonably priced apartments. There are some cheaper places in nicer areas farther west and still have access to the metro, but you would be outside your 30 minute window. Same goes for going north to places like Laurel or Severn, Columbia or Odenton, MD. Nice places can be found with reasonable prices, but you will be well outside your 30 minutes to DC window….which BTW also depends on where in DC you need to go. That’s just reality of living here.

Linda asks…

Where are the best cheap apartments in San Francisco?

My wife and I are planning a move to SF and we’d like to know where to look for the best, yet cheap, apartments are.

admin answers:

Not to sound pessimistic but good luck is all I have to say.

San Francisco’s absolutely terrific but it’s mind-bogglingly expensive. Apartments start out in the thousands and they go up. I lived there so I’ve seen how expensive it is. But a couple recommendations I can make is:

craigslist.org
sfgate.com

You’ll find a veritable cross section of apartments but what I’ve found is that the cheapest apartments usually aren’t the best ones because they’re either in an unsafe neighborhood or they’re far too small or both.

I’d probably expect to pay at least 1K a month if you want to find a place. But there are places you can find, but they won’t be in the place you’re expecting. So if you find yourself in a nice neighborhood like Nob Hill or North Beach, don’t expect to be getting away with murder on the rent. It’s pricey and the only way I think someone could live there is if they had roommates.

My brother used to live in an area locally known as the Tender Nob, designated between the Tenderloin (bad area) and Nob Hill (good area) and he pay $800 when he moved there in 1996. But the rents got higher and higher and he paid $1300 by the time he moved out, which was four years ago. Comparatively, he’d probably be paying twice that if he were living there now, giving you an indication of how San Francisco has changed economically. My aunt and her husband purchase a house in the city’s North Beach neighborhood, which is absolutely attractive and glorious. This was at a relatively cheap price over thirty years ago, today their house is worth over $1,000,000. Suffice to say, SF is expensive. The farther you go out of the city, the chances are that it will be cheaper. Either in San Francisco or just outside of San Francisco. Other places I’d recommend checking out is South San Francisco or Daly City as potential alternatives if you don’t find what you want here.

Most important things to do before renting an apartment:

Safety is your first most important issue. Make sure the complex is in an area you know to be above board. A higher floor or a security locked building is a better choice. Read your potential rental agreement, understand it and ask questions if you don’t. The singular most important thing is knowing the rules of the agreement and following them if you decide to rent.

Check that privacy is intact, you always find out too late that neighbours can hear every word you say or someone has direct sight into your bathroom.

Ask if you can fold away drapes, blinds or curtains you don’t like and use your own, then replace the original ones when you leave. Same with light fittings. Same with rugs.

Also ask what else comes with the price of renting the apartment, like wwhat untilities it pays and whatever if furnishs for the price.

Also make sure to read the contract throughly, too

And make sure to open all appliances and see if they are clean or not, especially check the bathroom to see if it’s clean you know the toilet especially under the rim, you don’t want to get something from someone else.

If you rent an apartment make sure to clean the bathroom, shower and curtains before using them, that way you know its clean.

But other than that make sure to check every crack and crevase on the apartment.

And remember the only dumb question is the one not asked and ask away.

Ask if you are responsible for maintaining paintwork.

Ask if you can take a lodger or sub-let.

Make sure you agree on what is reasonable wear and tear.

Also,

check walls and insides closets for holes and any kind of breaks or messes.

When you check. make sure take a pad and paper and if you see something wrong with it write it down and when you go talk in the office ask about if these things will be fixed before moving in.

If the apartment has washer and dryer connnections ask if the dry discharge goes outside or where it goes. you don’t want to have to dry your clothes three or four times especially if you have to pay electricity.

Make sure you and the property manager walk through and take note of all existing marks and scratches and scrapes, so they don’t think you made them.

Ask if you can put in wall hooks for pictures.

Ask who pays for water consumption.

Ask if any exterior stuff (such as lawn mowing, garbage removal or security) is included in rent.

Try to find out if there are any barking dogs, pesky kids or noisy neighbours.

See if you will be responsible for redirecting mail.

Ask if you can have a washing machine in your bathroom, and see if there are the appropriate taps and/or powerpoint.

Who’s responsible if your drains suddenly get blocked?

Where are the main electrics and gas and water?

Will your furniture fit through the doors?

Find out about hot water – if it’s instantaneous gas, find out how to relight the pilot, or you may have to learn how to do so the hard way – cold, wet and naked.
